Suggested Lease Appendices:  For more than 21 years, Harry Fine has been a paralegal, former adjudicator of the Landlord Tenant Board and an educator.   His forms and videos are relied on by many landlords.  Aside from the Ontario Standard Lease (which you are required to use and is a mere skeleton), you should be supplementing it with many legal clauses written by someone who knows this area of the law.  Use of these tools can help elevate your chance of success at the Landlord Tenant Board and avoid trouble that may bring you there. 

  • Do you know what you should ask, and legally can ask, on a rental application? 

  • Do you know how a guarantor form should read? 

  • Do you have an appendix to the Ontario Standard Lease that references, for example, your position on additional large appliances or plumbing fixtures brought into the unit by a tenant, such as laundry machines, bidets, etc.?
